When you make this booking you are entering an agreement with us.Please read our terms and conditions below.

Self-catering bookings: Please refer to our self-catering booking terms (in addition to our standard booking terms) available in the Self-catering page in our website.

B&B bookings:

1. Prices and payment

The price includes accommodation and breakfast when the 'Breakfast Included' option has been booked or accommodation only when the 'Room Only' option has been booked.We accept the following forms of payment:

Cash, credit (except American Express) and debit cards.

The 1st night of your stay will be required as deposit at the time of booking. ***This will be charged to the credit/debit card provided at the time of booking.The outstanding balance will be charged to your credit/debit card the morning of your arrival, if you have booked online.If you haven’t booked online, the outstanding balance will be due on arrival.

*Please note that for bookings of more than 7 nights we may require a deposit of 2 nights or more.
** If you book online for 1 night, the full amount of your booking will be charged to your credit/debit card at the time of booking.

2. Cancellation Policy

Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is only refundable if you cancel 48 hours* prior to the day of arrival.If you need to cancel please contact us immediately.For cancellations made after this time up to the day before your arrival, you will be liable for the 1st night of your booking.If you cancel after this time or if you fail to arrive, you will be liable for the full amount of your booking.If you have already taken up your booking and need to cut short your stay you will liable for the full amount of your stay.

For bookings made for dates where we have a minimum number of nights requirement, no reduction will be applied to the total cost of your stay if any number of nights are cancelled.

* Please note that for bookings of more than 7 nights or group bookings we may require a cancellation of 7 days or more prior to the day of arrival.

3. Pets
We regret to inform that we do not accept pets.

4. Non-availability
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control.We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you.Our liability would not extend beyond this refund.

5. Arrival
Check-in times are 3-9pm.Please let us know at the time of booking your estimated time of arrival, as we may not always be available throughout the day.

Arrivals before 3pm and after 9pm are by arrangement only.

6. Departure
Please be ready to leave your accommodation by 10:00 am on the day of departure (Monday-Friday) or by 10:30 am (Saturday-Sunday) , unless otherwise arranged.

Self-catering check-out time: 11am

7. Damages and Breakages
Please take care with our accommodation.You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents.Please report these as soon as they occur.We do not normally charge for minor breakages, but if the damage or breakage is significant or you do not report it we may make an additional charge to recover the loss caused by the damage.


8. Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
